Normal Joint Separation and Maintenance
Over time, you may notice slight separation or hairline cracks forming between your window and trim. This is a normal occurrence as your home dries and settles. These minor cracks can be easily repaired using a high-quality latex caulking to maintain a polished look.
However, it’s important to note that not all homebuilders seal these joints with caulking. Some intentionally leave a small gap as a design feature rather than a flaw. If your home was built this way, it should not be considered a deficiency but rather a purposeful aesthetic choice.
If your builder did apply caulking and you notice separation greater than 3mm (1/8 inch) within the first year of occupancy, be sure to document it and bring it up during your year-end service visit. If gaps appear after the first year, simply applying a fresh bead of latex caulk can restore the seamless look of your window trim.
What Causes Window Trim Swelling?
Swelling in window trim is a sign of moisture exposure. This usually happens when water sits in the area long enough to soak into the trim, causing the wood to expand. One common cause is condensation forming on the inside of the window glass, which can occur under specific conditions:
- For dual-glazed windows (two panes of glass): Condensation can form when outdoor temperatures drop below -15°C and indoor humidity levels exceed 30%.
- For triple-glazed windows: Condensation is less likely to form under normal conditions. It usually requires even colder temperatures and higher indoor humidity.
Preventing Condensation and Trim Swelling
If you notice condensation or frost on your windows, follow these steps to reduce indoor humidity and protect your trim:
- Lower your home’s humidity by adjusting your humidifier settings.
- Use your Heat Recovery Ventilator (HRV) on high or turn on your Fan Switch near your thermostat to improve air circulation.
- Wipe away any moisture that collects on your windows to prevent prolonged exposure to water.
While maintaining some humidity in winter enhances indoor comfort, excessive moisture can lead to issues like mold growth and water damage.
When to Contact Your Builder or Warranty Provider
If you notice water stains on your window trim—especially at the top or along the sides—this could indicate a more serious moisture issue. In such cases, notify your home builder immediately.
