Whether you’re leaving for a weekend getaway or an extended summer vacation, a few minutes of preparation can give you some peace of mind. Before you lock the door, make sure these five high-impact home maintenance items are checked off your list.

Check for Water Leaks and Shut Off Water Sources

Mitigate water damage with these simple checks:

  • Inspect under sinks, around toilets, dishwashers, washing machines, and water heaters for leaks.
  • Consider turning off the main water supply if the home will be vacant for an extended period.

Service Your HVAC System & Set For “Away”

Summer heatwaves can put extra strain on cooling systems. Here are some ways you can keep your home’s climate stable, while reducing your electricity bill:

  • Replace or clean furnace/air conditioner filters.
  • Set the thermostat to an energy-saving mode, or to an “away” temperature range between 23–25°C)
  • Ensure vents are unobstructed – you can also partially dampen your vents to push air to rooms in your home that need to be cooled more.

Clean Gutters and Check Drainage

Summer storms can risk water intrusion. Use these surface water management tips before you go:

  • Remove leaves and debris from gutters and downspouts.
  • Position all downspouts down, and ensure water is directed away from your home.
  • Check that grading around the home directs water away from the building. Remember this is a homeowner responsibility, so you’ll want to ensure water is running away from your foundation.

Check Your Home Security

Protect against weather, pests, and break-ins.

  • Check doors, windows, and garage doors for proper operation and locking.
  • Inspect weatherstripping and screens for gaps or damage.
  • Test exterior lighting and consider using timers or smart controls to make the home appear occupied.

Test Home Safety Systems

Ensure the home can alert you or responders if something goes wrong:

  • Test smoke alarms and carbon monoxide alarms, and replace batteries if needed.
  • Check that security cameras, monitored alarm systems, water leak detectors, and smart-home notifications are functioning properly.

Bonus: If You’ll Be Away More Than Two Weeks

  • Arrange for someone to check the property periodically.
  • Pause mail and package deliveries.
  • Remove dead plants and trim vegetation touching the house to reduce pest activity.
